Managing Director

Motswaledi Property Group, which owns V&S Apartments, is led by its founder and Managing Director, Mr. Silence Mmotong who has been in the property industry for over 15 years.


Mr. Silence Mmotong is a qualified Chartered Management Accountant and possesses Masters of Science in Strategic Business Management with Manchester Metropolitan University as well as MBA from University of Derby in the UK. He has been in property industry for many years at various levels, having served as a Chief Financial Officer of the real estate regulator, The Estate Agency Affairs Board (EAAB) for 10 years. While at EAAB he served on the as a director on the Board of the Association of Real Estate Law Officials (“ARELLO”), an international trade association of real estate regulators then based in Illinois, United States of America and also served on the Human Resources Committee of the same Board. Mr. Mmotong currently serves as a director on the Board of the South African Chapter of the International Real Estate Federation (FIABSCI), an international business networking organization for all professionals associated with the real estate industry. Mr. Mmotong has been a Managing Director of Motswaledi Property Group since its inception and his responsibilities include the following:

·      Strategic planning for the business;

·      Identifying new opportunities in the property space;

·      Investment decisions;

·      Financing decisions;

·      Appointment and management of service providers and contractors

·      Performance appraisal of service providers and contractors

·      Handling of complaints from Body Corporates and security personnel

·      Acting as compliance officer to ensure compliance with all rules, laws and regulation;

·      Management of finances

·      Preparation of Annual Financial Statements, Tax Returns

·      Preparation of monthly management accounts

·      Managing the quality standards of Airbnb units

·      Managing Procurement of furniture and fittings

·      Overseeing the maintenance of the units.

As such Mr. Mmotong has in-depth knowledge of the rental property business including the operations side (e.g., running day-to-day operations) and the business management side (e.g., staffing, marketing, etc.).


Operations Manager

Ms. Vuyelwa Mmotong is Operations Manager at Motswaledi Property Group since 2014. A human Resources graduate, she is also a practising estate agent managing all properties within the group. Her responsibilities include the following


  • Marketing the company’s units to rental markets using various marketing tools and platforms,
  • Arranging for viewings and signing of lease agreements,
  • Arranging pre-occupation inspections, arranging for check-ins and check-outs,
  • Arranging for maintenance of property with our contractors,
  • Billing of rent, utilities and any other charges to the tenant each month. The utilities and other charges is according to bills received from the body corporate and/or local municipality
  • Receipt the rent and other monies billed. If these amounts are not receipted by the first of the month, follow up on these late payments according to late pre-determined payment procedure
  • Attend to tenant complaints and queries, and enforcing lease and rules compliance. There may be occasional complaints about, or from, tenants which she will attend to.
  • Also, enforce correct tenant behaviour in terms of the lease agreement and conduct rules
  • Property maintenance. Communicate with contractors, arrange their access to premises, approve quotes and quality control work done
  • Conducting inspections.
  • Do general administration and maintain necessary records for tax, legal and financial purposes. Besides keeping the required documentation for submission to SARS, maintain a comprehensive and reliable filing system for legal purposes. Manage the property accounts and finances of the portfolio.
  • When tenants move out. If tenant vacates at the end of their lease, on the date of moving she conducts a joint move out inspection. Compare this inspection to a move in inspection and deduct cost of damage caused by the tenant (if it exceeds a legitimate wear and tear) from a security deposit. Arrange any required repairs or cleaning.
